INFORMATION FOR LANDLORDS

Property Management Options

Full property management

We will:

Find a tenant using thorough credit and reference checks

Establish rent/bond payments and collect rent 

Get a tenancy agreement contract signed

Carry out property inspections

Issue ten day notice letters, tenant mediation if necessary

Eviction

Arrange for property maintenance and repairs as agreed by landlord

Cost to landlord:

8% of weekly rental

Inspection fee $40 per inspection which includes photos and inspection report given to both landlord and tenant

In the unlikely event that a tenant breaks the tenancy contract to the extent that mediation or court intervention is required, an extra fee will be incurred according to the time input and preparation needed. This would be undertaken in consultation with the landlord

We will:

Find a tenant using thorough credit and reference checks

Establish rent/bond payments

Get a tenancy agreement contract signed

Cost to landlord:

$199

Advertising costs which are free through this website or usually under $10 per ad placed in local paper

Free Advertising of Your Property

With either of the above options your property can be comprehensively listed free of charge through this website, including photos and detail about the property, and a location map. We have a lot of tenant enquiries through this website so it's a good way to advertise your rental property

General Information

Finding tenants

We place great importance on finding the best possible tenant, conducting credit and reference checks, and where possible, visiting the prospective tenant at home. This gives an immediate idea of the type of tenant they will be.

Part of the tenancy contract includes an agreement by the tenant to maintain the property in a clean and tidy state, and criteria regarding pets and smoking to be followed, as per the landlords preferences 

Rent in Advance

One week unless otherwise required by landlord 

Bond 

Three to four weeks rental, paid by the tenant via us, to Tenancy Services 

Letting Fee

Not charged 

Rent Collection

Rent payments monitored weekly and immediate action taken on non payment

Rent minus property management fees credited to your account fortnightly, statement/invoice sent to you via email, fax or mail on a monthly basis 

Payments on Landlords Behalf

Should you require it we can arrange to make payments on your behalf for rates, insurance from your rental account 

Inspections

Initial inspection prior to tenancy, recommended three monthly during tenancy, final inspection

Inspections can be more or less frequent than three monthly as required. If the tenant is proven and looks after the property well a six monthly inspection will probably be enough and save you some expense

Inspections include photos and a written report given to both tenant and landlord 

Repairs and Maintenance

We can arrange for repairs and maintenance up to an agreed limit as per contract with landlord

Tenants are expected to pay for repairs they are responsible for 

Re-letting

As per the tenancy agreement signed initially, on vacation we expect the outgoing tenant to leave the property in a high standard of cleanliness and tidiness both inside and outside

Where possible if re-letting a property before it becomes vacant, we will hold an open day per week for prospective new tenants to maintain maximum privacy for outgoing tenants 

Tenant Problems

We strive to select the best tenants possible, but should there be any breaches of contract by the tenant, we will issue ten-day notice letters, undertake mediation, or as a last resort, attend tribunal hearings on your behalf.
